Digital Building Ecosystem (12 of 13): Monetization with i-Ad


To many people, property management is treated as a cost centre, lack of prospect, always run on a tight budget. The major income is generated from the monthly fixed rental and maintenance collection and the usage of facilities. The profit centre for property management, parking operation, may be outsourced to a third-party parking operator by the building owner, detached from the building management.

Lack of a new income stream is the key factor restricting the future development of the property management industry, especially when the pandemic hit, work from home became a new trend, the demand for office space is shrinking. 

The good news is, digital transformation technology provides an unprecedented opportunity for business owners to revitalize the industry via the convergence of technologies, consolidating all different functionalities. Digital Building Ecosystem (11/13): Enhancing Surveillance Integration


“Let’s ponder two questions; for building management, you definitely have CCTV cameras installed at strategic places; the first question, is it a standalone system or integrated with third-party solutions to boost security? Second, who can view it? If it is local viewing directly from the DVR, NVR or servers, then we can conclude the integration with third-party solutions is very minimum or none at all.” Teh Hon Seng, CEO of TimeTec Group, discussed surveillance integration to enhance security in a digital building ecosystem.

“Why do we need to confine the surveillance monitoring to just a few when it can be broadened to benefit the community for both commercial and residential buildings?”






Teh listed the following useful integrations for surveillance system:
1. Integration with intrusion detection alarm system, where customer can integrate video surveillance system with either wired or wireless security alarm system, often used in perimeter monitoring for residential communities.

2. Integration with Visitor Management System to track walk-in or drive-in visitors. 

3. Integration with Access Control System for common area access point monitoring, including facility room, etc.

4. Integration with Turnstile Barrier Access Control, as an added layer for better entry and exit control of tenants and visitors.

5. Integration with Audio Video Intercom System to replace the pricey conventional intercom system with the mobile app-based video intercom system at the tenant ends to improve security and automation. 

6. Integration with car park management system such as LPR or License Plate Recognition System for better automation or normal car park surveillance.

7. Other integrations like headcount or face recognition functionalities, etc. for various possible applications that are not limited to security. 

“The essence of digital transformation is breaking the walls between two or multiple professions, freeing the data flow from one activity to another. The same for video surveillance, but first thing first, for any future installation or upgrade, go for IP camera, rather than analogue. One good thing about the video surveillance industry, it has a global standard, ONVIF (Open Network Video Interface Forum) to ease the integration.” 

“Remote PC viewing, and especially mobile viewing is the trend. For example, unit owners or tenants may wish to receive a snapshot of their visitor, or residents at the different level may wish to have a live stream from the particular video installed at their lobby.”

Digital Building Ecosystem( 7 of 13) : Cashless & Touchless Trend for Parking


Parking Management System and Parking Access System are two different concepts. Without parking fee collection, any parking barriers or boom gates set up to control car movements would fall under the parking access; it is a part of the access control system category. For example, most residential buildings in Malaysia do not collect parking fees, but parking fees are applied for both tenants and visitors for commercial buildings. In short, Parking Management System is a Parking Access System with an added Payment System. But in a larger perspective, the Parking System is just one of the major components of the Digital Building Ecosystem, be it collecting parking fees or not. 


"When we travelled to Indonesia for a residential community project, the developer told us that their community is still using guards to collect cash for parking and manually issuing the receipts. When I frowned a bit, his assistant interjected, 'our guards are trustable.' His boss smiled at the statement and said, “You wouldn't know." Teh Hon Seng, the CEO of TimeTec Group, recalled his visit to Jakarta in late 2019.

"Then I learned that a parking bay is normally not part and parcel for house buyers in Indonesia, and I realized that parking management system is one of the main concerns for developers in Indonesia for the entire digital smart building project."

In fact, the manual parking system has already long gone in Malaysia, replaced by automated ticket dispensers and cash payment terminals in most of the parking sites for the past two decades. Currently, the parking management system is at another crossroad, in the midst of digital transformation towards cashless and touchless parking. 

"We were active in the access control market for the past twenty years; hence parking access was not new to us. To complete our Digital Building Ecosystem, and at the same time to grab the opportunity for the parking transformation, we ventured and started the development of a cloud parking management system four years ago. Unlike ticket and cash, one method for all users, very straightforward; for cashless and touchless, we have to take care of multiple methods, mix and match, because there is simply no single method perfectly fit for our unique environment. For example, when mentioning cashless, we have Touch 'n Go TNG card, credit card, debit card, eWallet; each one has its supporters. To accommodate users from having to go to the central payment machine to pay their parking fees before exiting, the cashless methods have to be installed and integrated with the parking access system at the entry and exit points. And, that adds a complication to a parking system."

Teh pointed out, "All of these payment methods achieve a cashless objective. But, when it comes to touchless, all of them failed in user convenience because users still have to wind down their car window to tap cards on a machine or turn on a smartphone to scan the QR code at the in and out parking lanes."

He continued, "What is the best parking experience? When you have to do nothing. You drive in and out of a parking site by doing nothing. No winding down of your car window, no pulling out of any card and phone, and no physically making payment even electronically."

"At the moment, it seems like both the LPR (License Plate Recognition) and the RFID technology can fulfil the ideal touchless requirements, but practically not without a problem. For a casual parking site with random visitors, how it acquires unknown users to stick RFID tags on their cars? Who pays for the cost? And the different parking site has its own tag? That is not viable. And for LPR, there is no 100% accuracy in car plate recognition; what is the acceptable backup method if the reading fails? The biggest loophole of LPR in Malaysia is the smooth entry and exit experience, interrupted by a payment process in between. Even ridiculous, users are stopped at the exit lane, have to wind down their windows and tap a credit card or a TNG card before the exit. It defeats the purpose of an LPR, and I call this a half LPR system."

"The best parking experience should be ticketless, cashless, touchless and uninterruptible by the payment process. The barriers are just for “decoration” purposes. Any parking front end system that can fulfill these conditions will enjoy higher market share. And I’m sure it is achievable by looking at technological advancement.”

Digital Building Ecosystem (8/13): Extending Facility Lifespan on Cloud

Good preventive maintenance in a property management system provides the following benefits typically; a more efficient operation, fewer breakdowns, extended equipment life, diagnosis of weak points, and advance determination of equipment replacement. Maintenance costs of a building alone can cost a fortune in the facility's annual budget. Implementing a planned, predictive and preventive maintenance strategy rather than reactive and corrective can be significant cost savings in the long run because the cost of deferred maintenance can be relatively high.

"Daily activities of the building's tenants will be disrupted if there is a breakdown or disorder of elevator or HVAC (heating, ventilating and air conditioning) facilities. As such, a facility manager needs to ensure that the facilities are up and running. He is responsible for planning, making financial projections, scheduling preventive maintenance tasks, overseeing the maintenance jobs carrying accordingly, conducting training for inhouse technicians, and outsourcing some highly skilled maintenance jobs to the right parties." "TimeTec Maintenance is not designed only to maintain our hardware; it is meant for the facilities or equipment of the entire building."

"In fact, I don't like the old term Computerized Maintenance Management System. It feels outdated because of the word 'Computerized', where people moved the manual work, mostly the paperwork, into a desktop computer. 'Computerization' happened long ago in the late 80s and 90s in the last century. Now at the beginning of the 21st century, we're championing 'Digitalization', where data shouldn't stay cocoon in its own system but should freely flow from one system to another to benefit customers in a larger perspective. So, Windows-based software for Computerization should transform to Cloud-Based for Digitalization. When I adopted the term CMMS, I like to call it Cloud Maintenance Management System, to highlight the digital transformation."

"The differences are obvious. First, the CMMS will integrate with the front-end TimeTec Tenant (Commercial Buildings) and iNeighbour (Residential Properties) modules for residents or tenants to report faulty facilities and receive notifications on repairing updates. The request for corrective maintenance will automatically flow from tenant/resident to TimeTec Maintenance, verified by the Facility Manager, and further automated to the work order procedures and at the end feedback to the tenant/resident. A technician assigned to the repair job will be notified via the App and can update his work progress in the same App."

"Second, more and more hardware devices installed in a building nowadays are IoT-enabled, embedded with sensors. When the IoT hardware is integrated with Cloud Maintenance Management System, it can automatically trigger the preventive maintenance processes according to its usage to ease the maintenance manager's workload."

Digital Building Ecosystem (9/13): IoT for Better Automation and Security

In Malaysia, a person who uses non-certified communication equipment commits an offence and shall, on conviction, be liable to a fine not exceeding one hundred thousand ringgit (RM100,000.00) or imprisonment for a term not exceeding six (6) months or both."

Smart home/office can feature either wireless or hardwired systems—or both. Wireless systems are easier to install. Fixing a wireless home automation system with features such as smart lighting, climate control, and security cost only several thousand dollars, making it a very cost-friendly solution. On the other hand, hardwired systems are considered more reliable, but it is also way more expensive than the wireless system.


"And the trend now has shifted towards wireless smart home/office systems. It is easier to deploy, and it costs lower, especially suited to new smart home/office housing projects in Malaysia, as most of the new house owners will renovate the house before moving in. Wiring the whole house would add that extra cost many unwilling to fork out. I had the experience of spending several thousand extra to rewire my pre-installed smart home alarm system given "free" by the developer. Besides, I got a spoiled and warranty void smart home panel due to the slight relocation of the item I have made during renovation," explained Teh.

"If it is a wireless system, they just need to hand over the 'free' smart items to me upon vacant possession. I will handle the rest all by myself or with a guide from the developer after the renovation."

Digital Building Ecosystem (10/13): Real Control in Access


For an office tower, access to parking, turnstile, lift and doors are the most common daily activities, also known as people flow. Even though all walks of life accessing a building every day, in general, there are just two types categorized in access control, tenants and visitors. How to differentiate them? It was easy in the past. Those having lanyard tied with RFID tags around their necks are tenants working in the building. An RFID tag is a credential for them to access common doors, turnstiles and lifts. Those without usually are visitors, either issued with a temporary RFID tag or assisted access to the building at the reception counter.


Teh Hon Seng, CEO of TimeTec Group, explained the legacy of a card system. “Card system is common. The problem is that it can be easily passed around and not necessarily tied up with user identity. The common and easiest practice in Malaysia is that property management disseminates the cards according to the number of employees per tenant, not bothering to know who they are. The very reason why the biometrics system is getting more popular, but, the adoption rate for biometrics is low for multi-tenancy properties due to its high administration cost.”    

However, the pandemic disruption in 2020 is about to change how we approach physical security in 2021 and beyond.

According to Michael Gips, physical and cybersecurity expert, the five major access control trends after the impact of Covid-19 would be 1. Mobile access control, 2. Cloud-based security, 3. Multi-factor authentication, 4. Biometric technology, 5. Subscription-based business model. Altogether, these five major trends will translate into the following applications, 1.
